    "Five real estate agents tried to sell my house and failed. That was before Brooke and Shannon got the listing. Then I received a full price offer the first day which was a Wednesday in cold November, when Louisville homes sat on the market three weeks on average, and Thanksgiving was the next day. Here are the key differences that put Shannon and Brooke above the rest: From day one, it was readily apparent that Brooke and Shannon understood what the other agents did not, and that is one of the 145-year-old home’s strengths is as an artifact of historic preservation, with fixtures and finishings still intact that most old homes have lost. This was either somewhat or entirely absent in advertisements by other agents, assumedly to market the house to the widest possible audience, investors, and to compete with more contemporary homes. While I am certain Shannon and Brooke marketed the house as widely, if not more widely than the other agents, they were the only agents to capture the home’s historic charm in the listing photographs—from a closeup of a period doorknob, to an old brick walkway, to the historic plaque beside the front door. Other agents may have written that the house was historic, but Brooke and Shannon’s listing was the only listing to show and capture that it is historic. Other agents had ignored my request they do one thing to market the house to old home lovers, when the ultimate buyers care about historic preservation. A second strength the house has is its location, and a third is it is favorably zoned to be a short-term rental. Other agent(s) may have thought they could sell it based on location and zoning alone. Clearly they were wrong. Photographs are incredibly important from the perspective that selling a house is a lot like online dating—it only takes a few seconds for a potential buyer to decide whether they are interested or not. Shannon and Brooke’s professional photography was a cut above the rest. Their photographer didn’t just capture the right things—her work is artful and inviting in the way she played with angles, shadows, and light. When I asked the buyer what attracted them to the property, she said, “the photographs.” Getting the right buyer through the door was half the process. We still had an inspection and appraisal ahead of us. Brooke and Shannon were masterful in handling an evening request from the buyer asking for a post-inspection price reduction. While I was willing to negotiate a lower price, they had an expert out the next morning and a statement was provided that same day that the area of concern was structurally sound. The buyer accepted the explanation and the house closed at full price. Throughout all this, I’ll be the first to admit that I can be a difficult client, and I was additionally stressed due to my personal circumstances and being a first-time home seller. Shannon and Brooke pushed me when I needed pushed, supported me when I needed support, and were patient when I delayed listing the house. Throughout all of it, they were kind and considerate, and I felt at all times that they had my back. If I have one regret about selling my home, it is not finding and going with them in the first place. I hope they know how grateful I am."
